TEST & INSPECTION / LANDLORD CERTIFICIATES / ELECTRICAL INSTALLATION CONDITION REPORTS
Electrical installation condition reports previously known as periodic inspection reports, this testing procedure involves carrying out safety, visual and integrity readings to all fixed wiring and appliances within the property.
Results taken include; Insulation resistance, continuity, earth loop impedance, polarity, RCD time and functioning.
All circuits connected to the properties consumer unit are tested and results taken.
Obviously cables buried in walls/cavities/floorboards will not be physically checked but undergo rigorous testing via calibrated multifunction testers.
Customers receive a full detailed results sheet and certificate highlighting any faults or recommendations that need rectifying. The certificate lasts for up to 10 years for domestic properties, 5 years on commercial properties and is recommended on the change of tenancy on all let properties.
PORTABLE APPLIANCE TESTING
PAT testing / portable appliance testing is an important part of any health & safety policy. Electricity at Work regulations place a legal responsibility on employers, employees and self employed persons to comply with he provisions of the regulations and take reasonably practicable steps to ensure that no danger results from the use of such equipment. Therefore a regular program of maintenance, inspection & testing is required. Customers receive labelled items with either PASS or FAIL and an itemised list of items tested and when they are due for re testing
REWIRES
A rewire replaces some or all of the electrical wiring of a house. This could be due to age, or a series of problems could suggest the need, for instance constantly tripping RCD’s or constantly blowing fuses.
EMERGENCY LIGHTING
Emergency lighting is lighting for an emergency situation when the main power supply fails. The loss of mains electricity could be the result of a fire or a power cut and the normal lighting supplies fail. This may lead to sudden darkness and a possible danger to the occupants, either through physical danger or panic.
