Legally, during a tenancy, landlords must ensure that all electrics and where applicable, gas supply, in their rented properties are well maintained and safe. This would include all gas appliances/supply, gas pressures, flue flow, internal wiring, light fittings and plugs to name just a few.

Tests & Inspections and Condition Reports

We can carry out electrical installation condition reports previously known as periodic inspection reports. This electrical testing procedure involves carrying out safety, visual and integrity readings to all fixed wiring and appliances within the property. The detailed results certificate lasts for up to 10 years for domestic properties, 5 years on commercial properties and is recommended on the change of tenancy on all let properties.

Portable Appliance Testing (PAT)

For private tenancies, depending on the property, eg. HMO (House in Multiple Occupancy), landlords are required to have portable electrical appliances certified tested.

Electricity at Work regulations place a legal responsibility on self-employed persons, employers and employees to comply with the provisions of the regulations, taking practicable steps to ensure that no danger results from the use of such equipment. Customers receive labelled items with either PASS or FAIL and an itemised list of items tested and when they are due for re testing.

Gas Safety Inspections

Since 1996 it has been law that all landlords who rent either part or all of a property are required to have all household gas appliances and pipes checked every 12 months with a Landlord gas safety certificate to this effect.

What does a Landlord Gas Safety Inspection include?

  • Check gas supply and appliance for soundness
  • Check standing and working pressures if test points are available
  • Check burner pressure/gas rate against manufacturers guidelines
  • Check for satisfactory provision of all necessary ventilation
  • Test flue flow to ensure removal of products of combustion
  • Check satisfactory operation of all the flame failure devices
  • Check for physical stability, presence and effectiveness of stability brackets (where appropriate)
  • Investigate any evidence on unsafe operation and report to the person responsible

Rewires

A rewire replaces some or all of the electrical wiring of a house. This could be due to age, or a series of problems could suggest the need, for instance constantly blowing fuses or tripping RCDs.
